This course is an introduction to real estate investing. The emphasis is on
making profits by buying, fixing up, raising rents and selling or trading small
investment properties. The instructor feels that it is easier and may take less
cash to find small apartment building ranging in size from 4 to 50 units, than
to buy and fix up single-family homes. Our purpose is to give you, the real
estate investor, a framework from which to learn more about real estate
investing. We will explore the four major skills you need to successfully build
a portfolio of investment properties. These skills are locating, analyzing,
negotiating and managing investment properties.
- Locating Bargain Properties: Finding and being able to identify a
'Good Deal' when presented with one is not easy, nor apparent. Many
investors do not how to spot a good deal when they have all the information
on a property. We will discuss the definition of a Good Deal in real estate,
and how to locate them. Good Deals are seldom advertised as such. The
successful investor must actively look for them, and be willing to make many
offers to buy and uncover good investments.
- Analyzing a Cash Flow: Analyzing an income property and forecasting
its future income, tax benefits and eventual sale price is essential for
your success. An income property is merely a cash flow. That cash flow can
be analyzed and extrapolated into future income and sale price. That is why
you why you will need a financial calculator. Only with this valuable tool
can you analyze cash flows, future values, mortgage payments and profits
from real estate investments.
- Negotiating to Buy an Investment Property: The crux of successful
real estate investing may come down to how well you can convince the seller
to sell to you. This conversation may take place at the kitchen table. You
will need to build rapport with the seller, and learn why he or she is
selling. A successful negotiator knows that he or she must help the seller
solve a problem. The more successful you are at identifying that problem,
the better negotiator you will be.
- Managing Your Building for Maximum Income: If you are buying an
income stream in the form of an investment property, then clearly your
profit will depend on how reliably you can increase that stream. Simply
raising rents will not work if your tenants revolt, or move out. Keeping
your rents too low to avoid problems is likewise a poor strategy. You must
learn to keep your rents at the fair market rate, and keep your tenants
happy. This is a difficult tight rope to walk; but it is the key to
lucrative investments in income properties.
