I still teach this class and each year I add the latest strategies and techniques.

  • Develop a business strategy to produce cash flow to live on while your investment properties appreciate and their cash flow increases
  • Only buy investment properties that make you a profit every day you own them
  • Learn how to borrow from non-banking sources to reduce your interest expenses and liability
  • Develop a business/investment strategy that allows you to minimize your taxes
  • Hold title in entities that discourage nuisance lawsuits and protect your assets
  • Avoid the temptation of big deals with their bigger problems and bigger risks
  • Have a long term exit strategy that guarantees enough cash flow and minimizes taxes
