To help you do this, we have developed this computer program to help you appraise a cash flow. Most professionals who are now appraising notes are charging between $225 and $500 for an appraisal.

NOTE APPRAISAL WIZARD

This program is called the Note Appraisal Wizard. It will help you gather the appropriate data and put it into a professional looking, master page format. You can then charge for this service. However, a note appraisal always needs human intervention. The essence of note appraising is collecting relevant information on the cash flow, finding a willing buyer, and then matching these with a yield. The yield you use will determine the dollar value of the cash flow. Remember no one is better equipped to give an appraisal of a cash flow than an active note broker

THREE PARTS

There are three parts to the Note Appraisal Wizard:

  1. Appraising Tips: This section will give you an overview of what you must consider when appraising a cash flow for a fee. This is your employment contract.
  2. Marketing Tips: This section will give you some ideas for marketing your note appraisal business.
  3. The Appraisal Wizard: This section is divided into five parts:
    1. "The Request For an Appraisal". The "requestor" should sign this form. You will use this form to verify the information that you will use to generate your appraisal.
    2. Property Information: Here you will collect the data about the collateral securing the cash flow you are appraising. If you indicate the note is "unsecured" (meaning there is no collateral for the cash flow) you can still fill in information about servicing and assignment of the cash flow.
    3. Note Information: Here you will fill in all the data about the cash flow. Its term, and related information.
    4. Note Valuation: You will have gathered information and should be able to give a range of yields at which you think this cash flow could be sold. This yield will give you the value for the note, or what is called the Present Value of the note based on the valuation date requested by your client.
    5. Final: You can save your appraisal as a draft or to a Microsoft Word file. Now you can edit it and format the completed appraisal to your personal specifications.
